An office building on Aiken’s Southside was sold recently for $4.25 million.
UPS Supply Chain Solutions Inc. has been a tenant there for more than 20 years and has a corporate double net lease with approximately three years of the term remaining, according to a press release issued earlier this month by Marcus & Millichap.
The release didn’t identify the buyer or the seller of the building at 2031 S. Centennial Ave.
But Aiken County land records show that BNEW Aiken LLC, which has Tyler, Texas address, purchased the structure from Centennial Ave LLC.
Centennial Ave LLC bought the 53,040-square-foot building and the 4.49-acre tract on which it stands for $6 million in 2020.
The seller then was FCP Aiken LLC.
Centennial Ave LLC has an Alpharetta, Georgia address, according to land records.
The building is in the Centennial Corporate Center.
“This is a mission critical location for UPS, making this a great opportunity for the buyer,” said Ani Paulson, vice president of investments for Marcus & Millichap, in a prepared statement. “Our seller was moving towards retirement, hence the motivation to sell.
“Because of the challenging traditional lending market, our seller agreed to a seller-financing structure, which enabled us to take this deal to the finish line smoothly and efficiently,” she continued. “We have closed [deals on] numerous properties with such structures and plan to continue until the debt markets fully stabilize.”
Paulson, an investment specialist in Marcus & Millichap’s Atlanta office, had the exclusive listing to market the building on behalf of the seller.
Ben Yelm, broker of record in South Carolina, assisted in finalizing the transaction.
Marcus & Millichap is a commercial real estate brokerage firm.
The Aiken Standard contacted Yelm by telephone seeking more information and left a voice message, but he didn’t respond prior to the publication deadline for this story.
