Plans for the construction of a 50,000-square-foot inpatient rehabilitation hospital near Aiken Regional Medical Centers and USC Aiken are under review by the Aiken County Planning and Development Department.
The 11.3-acre site of the proposed facility is at the corner of University Parkway and Trolley Run Boulevard.
Medistar Corporation, a privately held real estate investment and development firm, would own the hospital, according to John Lavino, senior vice president of design and construction for the company.
Medistar’s corporate headquarters is in Houston, Texas.
The hospital’s operator/tenant would be PAM Health LLC, which is based in Pennsylvania.
PAM Health “provides high-quality, post acute care services that foster meaningful improvement and recovery for people with injuries, illnesses and disabilities,” according to pamhealth.com.
The estimated cost to build the two-story hospital is approximately $25 million, wrote Lavino in an email in response to questions from the Aiken Standard.
Davis Stokes Collaborative Architects and Crunk Engineering LLC, which both are based in Tennessee, also are involved in the project.
PAM Aiken Holdings LLC purchased the site of the proposed hospital for $1,362,213 million from Trolley Land LLC in February 2023.
Lavino wrote that the location was selected because Aiken County “is an up and coming area and they (PAM Health) wanted to be on the edge of expansion.
“PAM has facilities nationwide and is continuing expansion,” he added. “We currently have six projects pending over the next two years with them.”
Medistar is seeking a development permit from the Aiken County Planning and Development Department.
The company would like for construction to begin by the end of the fourth quarter this year, Lavino wrote. The project is expected to take 14 months to complete.
